These two acronyms can make a big difference in what you can and can’t do with your land — but many first-time buyers don’t understand the distinction.

A POA, or Property Owners Association, is a group that manages certain shared aspects of a community or subdivision. You’ll often find POAs in off-grid or recreational areas where there’s no city infrastructure.
They’re usually voluntary and low-cost — think $75 to $150 per year.
A POA might:
Maintain gravel roads
Provide access to a lodge, park, or lake
Offer campground or RV dump stations
Organize neighborhood watch or emergency planning
What they don’t do? Micromanage your paint colors or fine you for leaving out your trash cans. Most POAs are focused on keeping things functional, not restrictive.

An HOA, or Homeowners Association, is much more common in suburban or urban areas with developed housing.
HOAs are typically mandatory and have much stricter rules — plus monthly or quarterly fees.
